Signs Your Famco Crown Repair Is Failing

• Hairline cracks in the crown surface with mineral staining. Water is moving through the crack and dissolving the cement paste. Once the crack reaches the flue tile or the chase top, the leak becomes interior.
• Crumbled concrete on the roof or in the gutter below the chimney. This is past the hairline stage. Freeze-thaw has spalled the crown, and chunks are actively separating from the slab.
• A damp spot or peeling paint on the ceiling adjacent to the chimney chase. By the time water shows up inside, the crown has been compromised for one or two winters. The moisture path is from the crown, down the flue tile, and through the throat into surrounding framing.
• White efflorescence blooming on the brick face starting at the top course. Water is exiting through the brick, carrying salts from the mortar. The stain pattern points back to the crown as the point of entry.
• The crown has been patched with silicone or roofing tar. Nobody patches a crown with tar because it’s working. They patch it because it’s leaking. Tar and silicone trap water inside the masonry, and Greenwich winters turn that trapped water into a spalling engine.
